What regional-centre documents should I request?

THE DIRECT ANSWER

Request the offering and subscription documents, entity structure, project application information, business plan and economic report. Also ask how the enterprise will document deployment, expenditures and jobs for the later immigration stage.

Connect documents to responsible parties

Identify the organization that produced each report and the assumptions it relies on. Record who must supply updated evidence and whether your contract provides access. Compare entity names and amounts across agreements rather than treating the brochure as authoritative.

Keep the project package separate from, but connected to, your personal source-of-funds and family documentation. Connect each document to the party responsible for it, since an offering involves several entities and knowing who stands behind a statement is as important as the statement itself. Request the centre's designation documentation, any project filings and their current status, the offering or private placement memorandum, the subscription agreement, the operating or partnership agreement of the enterprise, the economic analysis supporting the job projections, the escrow arrangements if any, and the project's own financial information including its other funding sources.

For each, note who prepared it, when, and whether it has been updated. Where a document is described but not provided, record the refusal. An unwillingness to supply the underlying documents to a prospective investor is itself information worth weighing.
