THE DIRECT ANSWER

Use the executed lease or other real occupancy arrangement, payment evidence, relevant use permissions and records of fitout progress. Explain conditions or approvals that affect whether the enterprise can use the space.

Distinguish agreements from completed work

Invoices, contractor schedules and completion records can support different stages of preparation. Identify prepaid amounts separately from future contractual obligations, and ensure the business plan uses the actual opening dependencies. Where the model needs little physical space, explain the real arrangement rather than obtaining an unsuitable lease merely for appearances.

Premises evidence should support the operation described elsewhere in the case. Ask for documents in the name of the party that produced the work. A contractor’s invoice, the tenant’s payment record and the landlord’s confirmation of a completed base-build item come from different sources and each proves something the others do not.

Assembling all three for a major item is more persuasive than one summary prepared in-house. Hypothetical example: a packaging automation venture funds a compressed-air installation the landlord had originally agreed to provide. The variation, the invoice and the payment together explain a cost the lease alone would make look unexplained.

Where the investor personally paid a supplier before the entity existed, record the date, the payer and how that payment was later brought into the enterprise.
